Parcel and zoning

An elevation certificate documenting the lowest floor above the Base Flood Elevation is the single most effective document for reducing NFIP flood insurance premiums. Typical cost: $500 to $800 from a licensed surveyor.
Wind exposure

These jurisdictions impose requirements beyond IBC/ASCE 7 minimums. Florida HVHZ has the most stringent requirements in the country for opening protection and roof assembly. TWIA territory affects insurability as well as design.
Vegetation and solar access
South-facing exposure directly affects PV solar yield and passive solar strategy viability. Heavy shading on the south reduces solar tool accuracy — a shading study is recommended before sizing a PV system.

Program mix (optional — multi-use buildings)
Zoning ordinances park each use at its own ratio and compute mixed buildings per use, summed. A restaurant needs roughly three times the parking of an office at the same size, so one blended number gets the site wrong. Split the building here and pre-planning follows the ordinance math. Upload your zoning ordinance in the site step and the use list comes from its own parking schedule.
The count your site plan actually fits. Lot shape decides real capacity, so a site-tested number here always wins over the area-based estimate in pre-planning.
Roof pitch affects PV panel tilt optimization, racking cost, and FORTIFIED roof cover applicability. Flat roofs use ballasted or mechanically attached racking; steep roofs may reduce PV yield depending on orientation.
Addition scope
An addition triggers new construction code standards for the added area. Depending on size relative to the existing building, it may require upgrading the entire building.
