Shapes how the credit can be used. C corporations absorb the HTC cleanly; individuals and pass-through owners face passive activity limits. Nonprofit or government owners are handled through the Owner Type above.
The owner entity’s expected federal income tax over the credit period. The federal HTC arrives one-fifth per year for 5 years, so what matters is annual appetite, not one big year.
Passive activity rules generally limit an individual passive investor’s ability to use the HTC against wages or portfolio income. Ask your CPA where you fall.

Read a local incentive document: upload a city or county incentive program PDF, a local ordinance excerpt, or a program flyer, and the tool reads it and proposes entries for the table above. Nothing is computed or guessed; every proposed entry carries the document text it came from.
All incentive values are estimates based on published program data. Tax credit and deduction eligibility depends on project-specific facts, tax position, and compliance with applicable requirements. Consult a qualified tax professional and your state energy office before relying on these figures for financial planning. Historic tax credit estimates in particular require review by a CPA and an attorney who specialize in these credits before any reliance; eligibility, usability, transfer pricing, and recapture exposure are all fact-specific. Utility rebate programs are subject to funding availability and may change annually.
